Selling

Whether you are selling a Grade II listed house in the country or a modern apartment in the middle of town, at Eden Estates we don’t believe that you should have to sacrifice quality for cost or that you should be tied to an agent for any longer than you want to be. We have expertise in selling all types of property in both the town and the country and our transparent approach to selling your home is unique in its openness, removing some of the pressures of putting your house up for sale because you only pay us if we are successful. Our fee also includes all your marketing costs so there are no hidden extras or charges that you weren’t expecting. Finally, we don’t tie you in to a contract for any fixed period of time and we don’t commit you to Sole Agency terms.

Not that we would like you to, but you can walk away from our services at any time or instruct another agent to work alongside us, safe in the knowledge that you will only have to pay us anything at all if we are successful in finding you a buyer and steering your sale through to completion.

We understand that this might be an unusual concept, but there really is no risk in using Eden Estates to sell your home; we are so confident that you will be happy with our service, we don’t feel the need to tie you in. If your circumstances change you can just walk away with no withdrawal fee or marketing costs to pay, we don’t even insist on a notice period.

If that wasn’t enough, as members of TEAM, we are uniquely positioned within the Wyre Forest area to be able to offer your property for sale through the country’s largest group of multi-listing estate agents. TEAM member agents can guarantee their clients the best market coverage because your property will automatically be available on more websites and through more offices than any other estate agent can offer.

Cheap? Not always cheerful

Online only agents or the new trend for hybrid agents (High Street agents who offer a cheap alternative package with key elements of their usual service removed) present a cheap option for selling your home but do you really want to entrust your most valuable asset to an agent that is proud of how cheap they are? What not everybody appreciates is that you pay these agents whether you sell or not. They are really only interested in getting you on the market, it makes no difference to them if your home sells or if you take it off the market because they’ve already got your money! Whilst there is no denying that this option can save you some money on your estate agency fees you need to consider what the greater cost may be. This also presents an interesting dilemma if your property remains unsold; having already paid their fee do you carry on regardless determined to extract your value for money or do you swallow the bill and instruct another agent to complete the matter?

Expensive? Not necessarily the best

On the other hand, some agents pride themselves on how expensive they are, hoping that their reassuringly costly fees reflect a top level of service. Unfortunately, this is not always the case and over the years we have known many clients commit hundreds and hundreds of pounds for expensive photography, fancy brochures and glossy magazine advertising for their properties to remain unsold. More often than not you will have also signed a contract that ties you in to the agent for several months on what is referred to as Sole Agency terms which will also result in you having to pay a withdrawal fee if you break the terms of the agreement. This then presents a similar dilemma to the online or hybrid agent; having invested a considerable sum of money with an agent who has not sold your house what do you do? Take it on the chin and move on or carry on throwing money at the problem and continue using an agent you have lost faith in just because you are financially committed?
