Back in the saddle

Following a shock announcement late last night that the property industry was being brought out of lock down today, we have been busy attending webinars and reading all the latest Government advice so as to be able to provide you with some clarity.

In essence a change has been made to The Health Protection Regulations with regard to what is considered to be a reasonable excuse to leave your home during the outbreak. This change means that you can now visit estate agent’s offices, new homes sales offices and residential properties that are either for sale or rent. You can also move home and prepare a residential property for moving into, whilst estate agents are permitted to visit properties to carry out viewings and valuations and prepare properties for marketing.

Following this change in regulations which came into force at midnight, the Government then released an official guidance document just after 10am this morning providing advice on home moving during the Covid-19 outbreak. We would like to stress to everyone that this is not a return to normality but instead an opportunity to begin to do business again that comes with a massive responsibility to exercise caution and stay alert, control the virus and save lives. At Eden Estates we will be adopting a safety first attitude to this easing of the lock down measures in order to protect our staff and their families, our clients and other members of the public.

OFFICE OPENING
Our office continues to be staffed for administrative purposes, as it has been throughout, and despite this change in guidance will only be open to members of the public by prior appointment for the time being. We continue to be fully contactable via telephone and email as we always have been.

VIEWINGS
The guidance states that initial viewings should be done virtually wherever possible and that physical viewings should only be conducted where buyers are seriously considering making an offer on a property. We have taken delivery of a camera that will allow us to create fully interactive virtual tours in stunning 270 megapixel quality and now that we are able to visit properties again, we will be updating all of our existing property listings to provide these as soon as possible. As far as physical viewings are concerned, we will be happy to facilitate these on empty properties subject to the necessary guidelines being followed but we cannot guarantee that all of our vendors will be comfortable allowing people into their homes at this moment in time and in these circumstances we ask for your patience and understanding.

VALUATIONS
We are happy to visit you in person in accordance with the associated guidelines but if you are uncomfortable with this, we are also able to provide you with a remote or virtual valuation service.
