Fees payable by Tenants

Holding Deposit The equivalent of one week’s rent will be taken to reserve a property whilst reference checks are taking place. This will be withheld by the Agent if the Tenant:
i) provides false or misleading information which reasonably affects the decision to let the property to them
ii) fails a Right to Rent check
iii) withdraws from the proposed agreement or fails to take all reasonable steps to enter an agreement within a pre-agreed timescale when the Landlord and/or Agent has done so.
Security Deposit The equivalent of five week’s rent will be held in a Government approved deposit protection scheme to cover damages or unpaid rent or bills at the end of the tenancy.
Variation of Contract £50 inc VAT if the Tenant requests a change to the tenancy agreement ie. change of name or permission to keep a pet.
Lost Key/Security Device£25 inc VAT plus the actual cost of replacing the lost key or security device. If the loss results in the lock having to be changed, the actual cost of the locksmith, lock and additional replacement keys or security devices for the Tenant, Landlord, Agent and any other persons requiring access.
Late Payment of RentInterest will be charged at 3% above the Bank of England base rate for each day that the rent is outstanding after having been overdue by 14 days.
Early Termination of TenancyIf the Tenant requests to leave before the end of the tenancy they shall be liable for the Landlord’s costs in re-letting the property (£300 inc VAT) in addition to the rent due up until the beginning of the replacement tenancy.
